Review of Prairie Village, Kansas


Charming neighborhood but not cheap

I have lived in Prairie Village since 1994. When people hear the name, they think of Little House on the Prairie. While many of the 50 year old homes in the older part of Prairie Village are small (2-3 bedrooms, 1-2 baths, 1 car garage), they are not cheap (average price $166,000) especially when you consider that the cost of the same size house just over the state line in Kansas City, MO is lower. Prairie Village is located in Johnson County, KS, which is considered prime real estate and has high property taxes. The Prairie part of the name is a bit misleading, since the land is hilly and park-like. But the Village part is accurate. Modeled after a New England village, the neighborhood has Cape Cod style homes, white picket fences, mature trees, steepled churches, winding steets and several city parks. One of the nicest things about the neighborhood is that it is close to shopping, schools and restaurants (within one mile). The neighborhood is so desirable that some people have purchased small, older homes with large backyards, torn them down and built larger homes on the lots rather than buy homes in newer developments farther south.
